River Run Condo 1 Trash Policy – Effective August 1, 2023

 The Condo Board provides one 95 gallon trash receptacle to each unit for residential trash pickup. The service is provided by Seagull Disposal

 The Condo Board is contracted with Seagull that all trash must be inside the 95 gallon container.  It is not permitted for bags of trash or furniture to be left out around your trash receptacles from this point forward.  

 Trash pickup is scheduled weekly on Thursdays. On weeks in which a holiday falls, trash will be picked up on Friday of that week. (Do not put your trash out on Wednesday night for a Friday pick-up during the holidays)

 Trash receptacles must be stored within 24 hours of pickup in your garage.

 HOA and Condo Association rules state trash receptacles CAN NOT be stored where they are visible from the street.

 Valet service (cans to and from the street, etc.) is available through Seagull at the expense of the homeowner. Additional trash receptacles are available as well, at the expense of the homeowner.

All trash must be placed inside the trash receptacle. The curbside collection service is for household garbage only. Large items such as furniture and household items that won’t fit in the residential can require “bulk pickup” service. This service is provided by Seagull at the expense of the homeowner.

These additional services can be obtained by contacting Seagull Disposal directly.

At this time we do not offer Recycling services. Recycle bins are available at the South Gate of Ocean

Pines next to the fire station, or in the Walmart parking lot.

Important Information-----We are again telling  all condo1 owners that our meetings are open to anyone who is interested. Our meetings are held on Zoom, and if you are interested in joining any meeting, please send an email to our River Run Condo address at  rrcondo1@gmail.com   and we will make sure you receive the information. Meetings are not always held on specific dates so we would appreciate your interest.

UPDATE.....Condo Owners.....Please familiarize yourselves with where to locate your shut off valve for your water. We recently avoided an issue in regard to the water being shut off. NEVER turn your water off at the Meter, it must be turned off INSIDE  of your unit. If you have problems locating it, let us know and we will help. Very important this time of the year.

To all Unit Owners in Condo 1....Just a reminder that the Color for staining the decks and wood areas is Behr Chocolate #129 . All unit owners must have all *wood decks* and any *wood *on their units stained by May 30th this year, 2023.
If you do not wish to do the work yourself, we have someone who will do it for you. Let me know, and I will have him look at your deck and give you an estimate for doing the work. The Board will be doing a walk through this year in June 2023 and all wood on units must be stained at that time. Thank

Rules for outdoor grills-Our insurance company has advised us that all outside grills must be located at least 10ft. from the building while grilling. Not adhering to this rule can result in a fine for any damage  done by  the grill.

Home Owners Association Information and Rules

  • The HOA has its own independent Board and is responsible for the maintenance of various community facilities, roads, lawns and other areas, not part of the golf course.

  • HOA quarterly dues payments are paid directly to the HOA quarterly and they provide their own payment slips. Condo 1 association does not handle the HOA payments. Please mail each separately to the proper association.

  • Your personalized code for the front gate is issued by the HOA. You need to contact them directly.

  • Children and Pets are not allowed to play on the golf course or the cart trails at anytime. This includes bike riding on the cart paths.

  • Golf carts are to be driven only by those who are old enough to have a drivers license.

  • Dogs must be registered with the Sales Center, only two dogs allowed to a unit.

  • Lawn mowing is done by the Landscape crew and there is a specific schedule that they follow.

  •  The Communitybuilding is open from 6am until 10pm. There is a workout room with various equipments for use by adults only, no more than two people at a time. There is a sign in sheet which we ask you to use so we can evaluate the use of the facilities.

  • During the summer the pool is open and available for the use of residents and their guests. We ask that you sign in and out when you are at the pool.

PLEASE NOTE THAT THE CONDO ASSOCIATION HAS SEPARATE RULES THAN THE HOA AND IT HAS IT'S OWN BOARD...

 

FOR ALL NEW CONDO OWNERS IN CONDO AREA ONE...CONDO AREA ONE INCLUDES ALL UNITS FROM 67-122   PLEASE KNOW THAT WHEN YOU LEAVE YOUR UNIT FOR MORE THAN 48 HRS. YOU MUST FOLLOW THE GUIDELINES AND SHUT OFF YOUR WATER. IF IT IS DURING THE COLD MONTHS, YOU MUST FOLLOW THE FOLLOWING GUIDELINES... YOUR COOPERATION  IS GREATLY APPRECIATED...THE RED LIGHTS THAT WERE GIVEN TO ALL UNIT OWNERS MUST BE PLACED IN THE FRONT WINDOW AREA OF YOUR UNIT

We again want to express the importance of winterizing your unit if you are not a full time resident. Due to a  flood in one of the units which caused our insurance rates to go up, it is even more important that these rules are performed. Water must be shut off and the thermostat should be set at 55*.  The board is considering imposing a fine for those who do not abide by these rules. Thank you to all of you who have done so. One of our condo owners David Wesolowski, who happens to be in the plumbing business has put together a "check list" that he uses when he leaves his condo. He has shared that with us and it is as follows. Of course it is not necessary to do all of these things, but it gives you a good idea of some of the actions that could possibly avoid a flood in your unit.

Shut your water main off- Open up all spigots - position single lever faucets for hot & cold Flush toilets & leave seat lid up to prevent mold build-up- Shut off ice maker- Turn electric off to water heater- Leave cabinet door open at kitchen sink- Turn on washer to bleed water from pipes. If you don't use your fireplace you can place towels behind the bottom access grill to help stop the draft Open your outside hose bill, that's the lowest point of piping. Don't forget to disconnect the hose. Lastly, check the contents of your garage for anything that might freeze like paint, caulking, power washer, etc..

Condo 1 Information and Rules

  • Condo dues in the amount of $500.00 are due on the first of each quarter Jan.- April- July- October. New slips for 2023 will be sent out to all owners. Condo payments are made out to River Run Condo Association. If you need new slips or have questions contact Mary Miller.

  •  In order to maintain a consistent look, we ask that you make no changes or upgrades to the outside of your unit without approval by the Condo 1 Architectural Committee. This includes installing/replacing decks, painting outside doors or windows, planting flowerbeds, etc. It is best to check before doing anything.  Contact Mary Miller who will advise you.

  • Power-washing to the outside of the units is done every two years, next would be 2024

  • Gutter cleaning is done every Spring and Fall.
